Inspections:

Using the best software to guide and record the inspection;

Inspections are guided using the LHIS Check-System. This is a proprietary, exclusive system, which is simply the best, and nobody else has it. This system assures defects will be uncovered and reported.

Using the best technology available;

Digital Circuit Analyzers, Infrared Thermometers, Digital Moisture, Electronic Carbon Monoxide(CO) and Combustible Gas Sensors are used to uncover defects that others may miss.

Taking the time to do it right;

My inspections usually take 3-5 hours on an average size house.
This is considerably longer than the average inspection.
Reasons are:

  1. A much more thorough and detailed inspection.


  2. On completion, the inspection is double-checked for completeness.


  3. Many digital photographs are taken during the inspection to document the condition of the home, as well as "items of concern".


  4. Inspectors aren't perfect. Sometimes things are missed. But when I write and double-check the report "on-site", it allows me to re-examine anything that may have been overlooked, and amend the report, thus improving completeness and accuracy. Point to consider: Many other inspection reports are written later that evening and "off-site".


  5. Most clients prefer to arrange a meeting at the home (a walk-thru) near the end of the inspection. At this time, I will review all findings with you, on-site, taking as much time as you need. If you cannot be present at this time, a walk-thru can also be done later to accommodate your schedule.


  6. You will be emailed the report with digital photos, usually within a few hours after the inspection. At your convenience, we can review the report page by page via phone conference.

  1. Roof, vents, flashings, and trim

  2. Gutters and downspouts

  3. Skylight, chimney and other roof penetrations

  4. Decks, stoops, porches, walkways, and railings

  5. Eaves, soffit and fascia
  6. Grading and drainage
  7. Basement, foundation and crawlspace
  8. Water penetration and foundation movement
  9. Heating systems
  10. Cooling systems
  11. Main water shut off valves
  12. Water heating system
  13. Interior plumbing fixtures and faucets
  14. Drainage sump pumps with accessible floats.
  15. Electrical service line and meter box
  16. Main disconnect and service amperage
  17. Electrical panels, breakers and fuses
  18. Grounding and bonding
  19. GFCI and AFCI receptacles
  20. Fireplace damper door and hearth
  21. Insulation and ventilation
  22. Garage doors, safety sensors, and openers

The full inspection will conform to and far exceed the

Going beyond the industry standards, I will also inspect:
  • Smoke Detectors for operation (smoke test)
  • All accessible electrical receptacles (Plug-ins)
  • All conveying appliances for normal operation
  • Washer and dryer hookups
  • Yard, fence, gates and more
  • Mold and radon testing are also available for an additional fee.
    Mold sample analysis requires laboratory processing, and results are usually available in a few days.

    Radon testing is performed with certified dual electronic detectors for greater reliability of results.
    Detectors are enclosed in a tamper resistant test cage, which greatly reduces the risk of tampering to fake a low radon reading.
    Radon test results are immediately available after the 48 hour test.
